Good point. I assume the commercial productions that play at the Sondheim are production contract shows rather than operating under the Roundabout's LORT contracts with lower pay scales. It had never actually occurred to me that it might be a problem for the nonprofit Roundabout to purchase (or take a lease on) a theater and then rent it out for commercial productions, but now that you mention it, I wonder why it isn't a problem. Maybe they have to follow some restrictions, maybe it affects their taxes, and so on. Anyone?
