More appropriate examples than the managed-not-owned Sondheim:

Playwrights Horizons will rent their spaces to commercial productions, currently Craving for Travel upstairs.

The Soul Doctor tryout at NYTW was a commercial rental.

Nothing to Hide, just ended at Signature Center, was a commercial rental.

Generally these sorts of things state very clearly that they're not a production of the theatre-owning company, sometimes also with a note that the rental revenues go to furthering the company's mission.

The issue is not generating a profit ...

Good nonprofits do (and should) generate excess revenues in order to find mission-related work.

UBIT, unrelated business income tax) kicks in when a nonprofit generates profits from ventures that the IRS deems not mission-related as Michael_Portantiere noted in one of his replies.

I'm not up enough on the nuances of UBIT to know if a commercial rental would trigger it. It might in that I have nonprofit clients who pay UBIT on portions of their office space that they sublet to other organizations.

Signature Center seems to use that third space primarily for outside rentals.
