More appropriate examples than the managed-not-owned Sondheim: Playwrights Horizons will rent their spaces to commercial productions, currently Craving for Travel upstairs. The Soul Doctor tryout at NYTW was a commercial rental. Nothing to Hide, just ended at Signature Center, was a commercial rental. Generally these sorts of things state very clearly that they're not a production of the theatre-owning company, sometimes also with a note that the rental revenues go to furthering the company's mission.
