Good nonprofits do (and should) generate excess revenues in order to find mission-related work.

UBIT, unrelated business income tax) kicks in when a nonprofit generates profits from ventures that the IRS deems not mission-related as Michael_Portantiere noted in one of his replies.

I'm not up enough on the nuances of UBIT to know if a commercial rental would trigger it. It might in that I have nonprofit clients who pay UBIT on portions of their office space that they sublet to other organizations.
