Act One for Best Play

I saw the first preview which ran 3hrs 10 minutes, but I understand it is down to 2hrs 40 minutes which sounds about right.
I was impressed with much of what I saw and enjoyed it more than any of the other best play candidates. Given its appeal to theatre nerds I think Tony Voters might go for it.
