I think if st James was going to happen it would have by now. Lct is doing more co productions so it seems like commercial producers could put up a smaller investment for a percentage of return. Lct saves money on getting corporate sponsors and probably free rent and shared staff with Newhouse--not paying full cost of boxoffice like most commercial shows do. But lct may just want the lease money for Beaumont in fall to help pay king and I costs.
