Rent it helped because of that 'scummy' feel they were looking for. I think in the case of "Newsies" since the Disney block (New Amsterdam) is nearby it helped. (Boy Disney must be pissed-they probably wanted to put Hunchback into one of these theaters.)

I DETEST the Nederlander. The location is still really seedy and the theater is poorly laid out. (The mezz overhangs the orchestra at a really rotten angle. About half the orch is obstructed.)
