The only thing seedy about that area is the Red Lobster.

Kidding aside, the idea that 41st Street is a wasteland or bad real estate is dated and old fashioned. Going towards 8th Avenue, that block suffers from some bad urban planning that render it a canyon of walls, but the section by 7th is fine, it's on a major corridor between Times Square and Penn Station/Macy's, and it gets plenty of tourist traffic.

At this point, I don't think that we can say any Broadway house in the Theatre District is in a bad location. The area's changed.
