I'm sure they don't, but they probably want a tenant of some sort. Not all shows want that theatre. Not even all big musicals want that theatre. It can be tough to book it. For years it was where long-running musicals went to die. Because they couldn't get good new shows to book it.

In more recent times, it did actually has had some big hits, of course, but still I think a lot of shows would do almost anything to avoid playing there.
