As I remember it (hope correct), Chapter Two specifically was booked at the larger Imperial in anticipation of great demand.
Many other plays that book larger theatres are simply as a matter of availability at the time (such as Desire Under Elms in 2009 at the St James, not the most perfect space for that play).
As a side note, at that time Neil Simon owned the Eugene O'Neill theatre where most of his plays were staged and were Chapter Two moved for the second year of its run.
