Well, there is rent free and there is rent free. The rent is a fixed weekly amount. In addition, theatres usually take 5-7% of the box office - I doubt whether they are giving that up. And the show in the theatre also pays the theatre for 100% of their staff - box office, house staff, IATSE Stage hands, Security, Doorman, Porter/Cleaners, utilities, property taxes - on and on and on. All of which is in addition to the 'rent'. The 'rent' is usually 25% or less of what the Producer pays the theatre each week.
