Not to disagree, but I did want to point out: The Music Box and the Schoenfeld have had a reasonable selection of plays in the past ten years, but unless I'm mistaken, the last straight play in the O'Neill was "Death of a Salesman" in 1999, and most of the offerings there since the mid-80s have been musicals. And of course, all three theaters have regularly hosted mid-sized musicals like "Come from Away" or "Dear Evan Hansen"... "Mormon" is more the anomaly, which I think does speak to your point about the lucrativeness of premium tickets keeping bigger shows afloat in a smaller venue.
