Helen Hayes was definitely alive when the theater was named for her. She was still alive when it was demolished and, if I recall correctly, was initially reluctant to have another theater then named for her. But it was--and she lived for many more years.
So, even if you discount the Stephen Sondheim Theater because Neil Simon's came earlier, Helen Hayes was honored long before Simon.
A stupid and unnecessary mistake.
