| Rent is still being charged in the same way every other business that is closed is still being charged rent. (And it is of course only the fixed rent, which is not that much relatively speaking in comparison to the percentage rent.) That said, the tweet is naive in that there is presently a crisis and how much of that rent is ever collected is a matter of negotiation, just as it is for every store and restaurant that is shuttered. There is a calculus: does a landlord prefer to have an empty space when the crisis ends and the economy is such that tenants will be hard to come by? Or would they rather ride this out and see how things land? I know I have always said there are no rules, but now I really mean it. The secondary and tertiary ramifications of this horrible virus have not even started to be understood. | |
