| But San Fran construction codes need to be updated for the 21st century. I think code still required store front on new construction mid rise and above. So there is a huge surplus of store front and the city is picky on what can go in. For example a bank isn’t good because it closes at 5 and so doesn’t generate evening foot traffic. With on line commerce booming, stop requiring new stores to be integrated in most construction. And the city’s response is to fine store owners that don’t have tenants. I think this is supposed to reduce rents by forcing owners to take a low paying leasee to avoid a fine—but it really avoids the issue that there are fewer leasees due to online commerce. |
