I would say you are materially off-base and Dramedy has it about right. The fixed rent is de minimis and I have not heard of anyone defaulting on it that still has a theatre. And capitalizing that rent is not a significant factor. Advertising? not going to keep me up at night. Also, understand it is not going to be that competitive because there are only going to be a few shows. I doubt many old shows that come back require full rehearsal and the bonds etc are in place so far as I know although even if they were not it would be a wash. Ironically, you've left out some of the big line items, but whatever. Average: $2mil.
