I understood that and what I meant is that the laws of economics say that they will so you are fighting against a century of scholarship. A simple example: bars and restaurants lost (and continue to lose) revenue during the pandemic. Many closed for good. You can rent a space today for far less than you could 2 years ago because rental prices went down in reaction to decreased revenues. If you want to see which landlords did not understand this principle, walk down any avenue in the city. When you see a block filled with empty storefronts and for rent signs, you found one. When you find a block with a robust restaurant scene, you have identified the landlords who do understand. [You can do this with just about anything but the bars and restaurants are an easy to picture example.]
