Regarding your first question: as of yet, I don't believe they have rented out either of their spaces. But they're very new to the "landlord" business, so they very well could decide to start renting them out at any time. They would be smart to do so with such a sparse season.

I don't know how overlapping subscriptions are handled on the ticketing side, but local co-productions are more common than you seem to think. Usually there's one company that's somewhat more established and powerful than the other (e.g The Public doing a co-production with Ma-Yi, Roundabout with Fiasco, etc.). Or it's done with 2+ smaller companies (Soho Rep with Ars Nova), but we have seen cases of two major NYC companies to co-pros. The first that comes to mind is Jeremy O. Harris' "Daddy," which was a co-pro between New Group and Vineyard. I'm sure there have been others too.

I know that was a just a pedantic response, not an answer to your question - so I'll just tack on a quick tip, which is that your question could surely be answered by calling either of two theatres
