I’m sure I could do some digging and find you hard evidence, but the trend line in academia is towards and prestige, not education and culture. Major universities like Harvard are primarily real estate companies that run hedge funds and engage in education to fulfill their mission. That doesn’t diminish the quality of the education, but it does tell us the administrative priorities.

The equation is somewhat flipped when we look at major non-profits - they are cultural companies with a sideline in real estate - but the values don’t change greatly.
