Can commercial off-Broadway continue to exist?

For years, off-Broadway production (and even somewhat on Broadway,) has been moving towards a clear division between commercial and not-for-profit productions.

Much of the off-Broadway not-for-profit production universe gets substantial subsidy from all the usual sources of support, individuals, enhancement investments from hopeful producers, foundation and government grants, etc., and is therefore able to continue seasons. Finances can be difficult, but most of them are struggling along.

On the other hand, commercial productions off-Broadway seem to be in an almost universal downward spiral. The reboot of Kinky Boots (about 2-3 mil) the musical Americano (another 3 mil) as well as smaller ventures, The Islands, Between the Lines, Romeo and Bernadette and many more are in truncated runs realizing large losses. I mention these shows, that are all musicals, because I can't even think of plays that have attempted the commercial route this fall. I think there are a number of empty off-Broadway Theaters...The Duke, The Cherry Lane, several theaters at new World Stages, the Sheen Center, Theater555, etc. It seems that the only full commercial productions that are able to make it each week are Little Shop and the "event shows" of Bubble Show and Blue Man Group,,, (Adios Stomp after 29 years)

Of course I understand the issues of continuing covid ticket buying resistance, high prices, etc. but there must be more to the lack and failure of off-Broadway productions than that.

I would welcome the thoughts of all Grand Pooh Bahs on this board.
