Costs are borne by the producer before and after and yes the landlords have access to the money. There are also bonds and insurance.
Some interiors are landmarked but whether they are or not, a landlord today would not let anyone damage any architectural or decorative element. For instance, when Comet altered the appearance, they did it over boards that were installed to protect things. Ditto, I assume, Harry Potter although of course almost none of that theatre is old. The original sin in this area was Rocky Horror which tragically did destroy boxes at the Belasco.
I don't expect renovations will be focused on that sort of flexibility but it is worth noting that seats are not as difficult to remove now as they were in the old days. |
