If the recent Sondheim revivals are any indication there's a dedicated, but finite group of Sondheimites and once that ceiling is exhausted the well runs dry. I'm also not sure that the homeowners in what I assume is a well-to-do suburban neighborhood really want tourists. Sondheim could have set this all up if he truly wanted a museum... and he did not.

Different question: What happens to all the memorabilia that's in this house and was in the townhouse? I heard once that Sondheim's NYC piano was gifted from Leonard Bernstein. Was there an auction or something that I missed? Seems like at the very least, theater aficionados could raise some money for BCEFA.
