Why do venues sometimes block off seats?

I've seen two shows where the back of the mezzanine was blocked off (SWEAT at Studio 54, GREAT GATSBY at the Broadway) and one where they blocked the back of the house (THE APIARY at Tony Kiser).

In the case of GATSBY there was a curtain in place for this, so it appears to be something the venue is prepared for.

Why might this be done? Does it affect contracts if the house is temporarily shrunken? Do they hire fewer house staff? Is it much better than selling those seats for cheap?
